Your Pre-Purchase Inspection – Residential Building Report complies with Australian Standard AS 4349.1-2007 Inspection of Buildings.

Areas inspected include the building and the site including any fences that are up to 30 metres from the building and within the boundaries of the site.

Note: In accord with AS4349.1-2007 minor defects are not reported unless they are arising directly from a Major Defect.

Areas inspected within the interior of a building are as follows:

Ceilings, Walls, Timber Floors, Concrete Floors, Timber Windows, Metal-Framed Windows, Doors and Frames, Skirting and Architrave, Kitchen- Bench Tops, Cupboards, Sinks, Taps & Tiles, Bathroom, WC and Ensuite – Floor, Cistern and Pan, Bidet, Taps, Tiles, Bath, Shower, Vanity, Wash Basin, Ventilation & Mirrors, Laundry – Floor, Taps, Tubs/Cabinet, Tiles & Ventilation, Stairs, All Damp Problems, Electrical Installation, Plumbing, Smoke Detectors, Hard Floor Coverings e.g. Ceramic Tiles, Slate Parquetry.

Areas inspected within the exterior of a building are as follows:

Walls, External Cladding, Doors & Windows, Timber or Steel Frames & Structures, Chimneys, Stairs, Balconies, Verandahs, Patios, Decks, Suspended Concrete Floors & Balustrades.

Areas inspected regarding the Roof Exterior are as follows:

Roof, Skylights, Vents & flues, Valleys, Guttering, Downpipes, Eaves, Fascias & Barges.

Areas inspected regarding the Roof Interior are as follows:

Roof Framing, Roof Covering, Insulation, Sarking, Party Walls.

Areas inspected regarding any Sub Floors are as follows:

Timber Floors & Suspended Concrete Floors including sub-floor ventilation. (Ventilation is important in minimising infestations by timber pests and helps prevent damp problems.)

Areas inspected in regards to the site in general are as follows:

Car Accommodation, Detached Laundry, Ablution Facilities, Garden Sheds, Retaining Walls, Paths, Driveways, Steps, General Fencing, Swimming Pool Fencing, Surface Water, Stormwater run off.

You will be notified of any Cracking of Building Items and its location. Including a description of the cracking defect at the time of the inspection, its significance and if there are any recommended actions.
